Buying property in Barcelona: the NIE before the notary

A Spanish notary will not sign a purchase deed without the NIE of every buyer, and the bank, the land registry and the tax office all need it after that. For a buyer living abroad, the number is the first task of the purchase, not the last one.

§1Two ways to get the number

In Barcelona, non-residents request the NIE in person: EU citizens at Rambla Guipúzcoa 74, non-EU citizens at Passeig de Sant Joan 189. If the trip does not suit you, a Spanish consulate in your country of residence accepts the same EX-15 application.

§2The reason to prove

For a purchase the reason is economic, and the proof is the deal itself: a reservation or deposit agreement (contrato de arras), a draft deed, or a letter from the notary or lawyer handling the sale. File it with the form and the paid 790-012.

§3What the NIE does not do

A NIE says who you are; where you may live is another question. Spain ended the golden visa in 2025, so buying property no longer opens a residence route of its own; if you plan to move here, residence is a separate application from the purchase.

Questions on this entry

Do both of us need a NIE?
Every person named as a buyer on the deed needs one.
Can I get the NIE after paying the deposit?
Yes, and the deposit agreement is then good proof of the reason. Leave enough time before the completion date.
Does owning a flat make me a tax resident?
No. Tax residence depends on where you live and spend your time, not on the number or the deed. Non-resident owners have tax obligations of their own; ask an adviser.
